I am a Business Consultant and a fully licensed broker. I specialize in Motel Finance,
Business, and Commercial Loans of all categories. Unlike most brokers I analyze and package, the deal including a detailed cash flow and credit analysis. Thus any perceived shortcomings in the deal are addressed prior to submission. How often have you had a deal fall through because you could not obtain financing? SBA is best suited for Owner Occupied Properties and Businesses of all types. The owners Business must occupy at least 51% of the premises. Loan amounts range from $100K to $5MM for 7a Loans and $500K to $15MM for 504 Loans. 504 loans must have real property associated with it. USDA are for rural areas and can be both Owner and Non Owner occupied.
Typical Down payments range from 10%-25% depending on the deal. Funds can be used for Purchase, Expansion, Construction, Remodel, Working Capital etc.
Rates for 7a area variable typically 5-6%, amortized over 25 years. 7a loans do not need to real estate based.
Rates for 504 loans are typically 5-6 % but are fixed and amortised between 20 and 25 years
